    Which you are probably right, so does a strip of useless grass. I could instead have rocks with a bunch of plant cover.

    I am in Daybreak, I have to get it approved. They have several pre approved plans and a pretty wide range of plants.

    Are you beholden to HOA approved options or do you have some latitude?

    I'm starting out with the main floor only. It's about 1800 sf. Downstairs is only have finished at 900 sf. That'll be later this summer or fall. That is much more manageable and we'll probably do it ourselves. My wife wants to do wallpaper.
