    Tax value doesn't include the third floor square footage but is at $499K. Pricing is the most difficult thing on the houses in the Avenues, in my opinion, because the variation is so large in both neighborhood and home quality.

      FWIW, you might want to check to see if you have to pay the Obamacare tax on the sale of your house. I don't recall the particulars, but it was about 3.5%.

      Best of luck with the sale. The house is very nice, and the custom woodwork is simply gorgeous.

          That price seems about right to me. Doesn't mean the house will sell quickly in this market, but with such a great location there will eventually be a buyer.

          So why are you selling?

            Looking for a house and a neighborhood that are more kid friendly.

            Just an update to everyone. We have had 4 unique showings and an open house since we listed the house (we listed it when I posted this). We have also had two repeat showings from the four unique showings. Does anyone have an idea of how many "second showings" should occur before you can expect to receive an offer?

              How is/was the market response? I have a relative who may list a home in the next month or two and wonders what to expect.
