I have a question Homeowner Associations

I bought a house in a PUD to use in the winter. I also bought the house with the idea that it would be a fun place for my kids to take their families during the winter or some other times.

I am letting the renters continue to rent until October 1st. The HOA seems to be very active, as they have already contacted me letting me know they would like my front lawn to be kept "greener".

In the newletter there was a reminder that concerns me. It says guests have to be accompanied by the owner when using any of the facilities.

I am assuming family are not considered guests. I don't want to have to re-title the property in the name of a family partnership. I am also surprised they can keep me from letting a friend use the home and thus the facilities. Although it is a good excuse to tell people I can't let them use the place.

Anyone familiar with PUD's and if this kind of stuff is enforceable?

I am guessing they have that provision to keep people from using their homes as a weekend rental which is very common down there. I am sure they have no issues with family, friends, etc. using the property. But they do not want you to put it on VRBO or another similar site.

I hope you are right. I don't want to come out and ask them (the HOA) until I also check with a couple of friends who have owned in the development for a few years.

Don't mess with the HOA board members down there in the St. Geo. They're retired and they've got nothing else to do except start drama. Some of them use it as an attempt to recapture their formerly powerful positions in the business world, and they'd like nothing better than to smash a young whippersnapper like you.

LOL, I am sure a couple of friends of mine who are already in the PUD would be willing to let those old cranky folks know that I can be the biggest a-hole they have ever met.
