    I know quite a few of you are either 1) in the market for a home or 2) in the business of selling homes or 3) busybodies with lots of opinions. Please provide feedback on this property. Any response or comments would be helpful.

      It has a nice look to it. Is this your home or are you looking to possibly purchase it? Obviously, it is an Avenues home so there is a premium on the price. I think it is slightly over priced. If I hadn't seen the price, I probably would have priced it around $500K, so the price is in the ballpark.

      There are several zones in the Avenues (as you are probably aware)...you have the upper aves (13th Ave and Higher) and then you have the east avenues (L Street and over, 1st thru 4th Aves) and then you have a bunch of pockets throughout. This is one of those pockets where people may fight over the price a bit.

      It is good sized, but the kitchen is small (though I like it with the funkiness of it all). That will probably discourage some buyers. Nice to see 3 full bathrooms. Big plus there. I love the attention to fine details in the home though. I love the Avenues and the character of the homes. Pretty cool.

        If you are selling it I hope that you only sell it to a mormon!

        Seriously speaking, this busy body thinks it looks like a beautiful home. It is definitely larger than it looks. I cannot tell from the picture, but are there any mature trees on the property?

            Well, I'll be a wet blanket. Lots of the interior spaces look like they were decorated by my grandma.

            The bathrooms look great though, and I like the master. Not a big fan of the carpet or the layout of the kitchen, but I suppose you can't change that.

            Also, just as a marketing issue, I would take some more photos of the exterior as soon as there are leaves on the trees and the grass is green. Also, try to crop our the neighbor's house on the left. Ugly colors over there.

              I am also a #3, so here goes. More water buckets on Mr Blankey.

              If I were a prospective buyer I for damn sure would check pricing on Zillow, Eppraisal, etc. Can't check Redfin yet (best in the biz, IMO) because they are not yet in SLC. Take these with a grain of salt, but they are usually in the ballpark.

              Anyway based on local sales they put this home in the $420k - $440k range. I would carry these numbers in my back pocket and push like hell in the negotiation phase, especially since it is hard to get anything but an 20% down loan now. Selling anything right now is painful to say the least (my home, purchased in mid '08, now appraises for ~20% less than when I bought it).

              It is a pretty home inside, and some of the details outside are very nice. I love the contrasting colors and dentate(?) detail on the columns. The quality of the woodwork inside is amazing. Only rarely can one find that level of craftsmanship in a modern home, where most of the creativity is spent on creative drywall and molded-in soap dispensers in the tile shower.

              Great house, nice location, well appointed, and simply a bad time to sell.

                Since this loan is in Salt Lake financing will be easy to come buy. You can do an FHA high balance loan in SLC with 3.5% down. Getting someone financed especially if they are looking in that price range will be the least of your problems.

                In regards to the home I really like it, in fact it reminds me a bit of another Cuf'ers house whom I worked with. Like Utestar said the full 3 bathrooms is a plus also the 3rd floor being one giant bedroom/theatre room, entertainment room etc people will like.

                  Just curious if the black leather was a "before I got married" purchase or not.

                  The house looks great, those doors in the dining room are beautiful, and the bathrooms look like design mag stuff.

                    The websites you list are generally one year behind the market in the Avenues. Realtor numbers ranged from $515K-579K. I think there is definitely a concern that people look at those websites and think they give accurate pricing information but we had 5 different realtors come through and they all priced it using different comps so with 15 comps from the last 90 days we saw pricing that gave us the $515k-579K. You definitely bring up a valid concern though.

                      Black leather was Ikea and the door to that room need furniture that can be taken apart because it is so narrow. Ikea was the only thing not futon that would fit in there.

                        Fair criticism. Considering that it was a house that would appeal to a certain market, we marketed it to them. Many of the old Victorians went farther than we did. The houses that have sat on the market for years went way modern so we didn't want to go that way.

                            Zillow pricing is often way off. I wouldn't worry about any estimates they generate. If someone brought Zillow numbers to an offer table I'd laugh at them. Recent comps from your realtor is all I'd be concerned with.

                              Zillow is horrible. In fact you are better off looking up the tax value which is also way off.
